Hey all, I've been informed that a bedroom and bathroom have been added (within code).  

In our business, where we either sell or refi the properties post completion, we use a simple GRM test:We want to be all in for something like 10x annual rent (10x GRM)So, if we are considering spending $5,000 for something (say, adding a bathroom), it needs to increase the rent by $500 / year or more (ideally more!).

At one point decided it was best to rip out both bathrooms and had no plumbing for a week. 

Well we had a storm today and I came by after to check and quickly discovered water had leaked inside the back exterior wall running down to the first floor where there is a lot of water in the kitchen and bathroom and bedroom.

I have purchased and sold a couple primary residences before, but this is my first time as both an investor and FSBO.If things go well, I would use it as my primary residence until I finish some necessary bathroom repairs.

This house has the ability to be a 1) 3 bed 2.5 or 3 bath( With master suite, walk in closet, tile bath ect...) 2) 4 bed 2 bath or 3) leave it a 4 bed 1.5 bath( bathroom is big enough for a shower but is on a slab so jackhammer is needed.)
