In order to complete an exchange with no taxable event you must purchase at least as much as your net sale - gross sale less costs of closing and commissions.  

But in the event that you do get an email, you can address each point in a similar manner as your original post - include photos, receipts, etc.This way the dispute gets documented, and you don't have to avoid the phone (which does appear kind of shady).Hope that helps!

You're a good man.Sounds good, but many others on BP posts advise reserving those funds to cover the cost of those events.  

You can find a list of their events at meetup.com/CAREIA.It's the only non-profit REIA in Illinois, which is a big part of why I've stayed with them over the years. 

And maybe we will see you around at one of the events. 

I think I'll get a guest pass and attend one of the events and go from there.

I had a lawyer review a tenant buyout contract (needed to buy one tenant out so I could occupy) and during that discussion, the lawyer suggested that I sign an Assignment of Lease with the current lessor - making the lease transfer bulletproof in the event of eviction proceedings.
