I've purchased a few off-market duplex's so far and they're doing OK but it's been difficult to find any opportunities lately since the market is really hot.

The house while old is in nice condition and has quite a bit of new components (roof, boiler, hot water tank) and should make for a great rental so be we do a good job of screening tenants.By no means am I saying it is A or B class renting and the tenants are top notch citizens but it is not at the other end of the spectrum that some are imposing is all doom and gloom.

The hot water and electricity supplying the machines will be paid by me.

Prior to September 30th (the "in service date"), I purchased a new oven/stove, microwave, refrigerator and washing machine.After September 30th (the "in service date"), I purchased a new hot water heater and dryer (I thought I had adequately repaired the hot water tank and dryer, but I had to replace them for the tenant).Questions:(1) May I use the de minimis safe harbor or bonus depreciation for the appliances purchased before the in service date?
