I cannot speak to investing in the Spokane market, although a very attractive hidden gem, I can speak to investing in Washington State. 

The most successful ones are able to pick through the over priced garbage out their and identify the few gems hiding in the pile.

I believe they will be a little higher priced and you will have to uncover hidden value such as companies that hold down move-outs and turnover costs allowing you to use lower calculations in your worksheets. 

Inspection showed termites and all sorts of stuff hidden from me at purchase even though we did an inspection before purchase (using their recommended inspectors).

As you know, most multis are overpriced in the Bay Area, so finding a gem under a time gun is risky.  

The "intruder" will be treated with some level of negative attitude, often hidden under a layer of politeness and social norms.

There was a wealth ok knowledge between all the attendees and best of all there were no hidden agendas with someone trying to sell you something.
