Make sure whoever is trying to raise the funds has proper procedures, accreditations, and experience or things could go wrong down during the process.The ongoing fees for 3 years could end up being excessive.

You might as well say "you know you're asking $150K too much.." as well,  and they wouldn't know the difference.My wife as I mentioned came in as VP of a finance company set up by a large insurance company that had excess cash to invest, too much, so they decided "why not a finance company?".

The economy is bad and should be bad for a little while as the past excesses are worked off but I think people in the U.S. are civilized (in most places) so we need not worry about fighting off our neighbors.

I only have 2 rental units, so my response probably doesn't carry much weight, but I'm in the 'keep more in reserve than you could ever possibly need".My reserve is in my personal accounts, my rental accounts have very little excess since I've not been at it that long.Regardless of where the funds are, if I don't have enough liquid assets to carry me for a year at the very minimum (business and personal) then I'm not fun to be around.I err on the overly cautious side.

ConEd used to sell excess steam (byproduct) when it "bought out" the plants from NYC itself - it does not do so anymore, as far as I know - this was the cheapest heating option at the time and is still used in Europe extensively esp where it is cold!
