also what 30 yr fixed  rate are you considering and what are the closing costs/ loan fees  associated  with the refinance …..you might ask  for  " low cost "  rate options for the refinance  in order to keep these expenses down …...if you refinance the loan to a new  30 yr fixed in order to make it cash flow better - always keep in mind that you can  apply extra payments to the new loan to  whittle the balance down

The only issue with a condo would be the potential holding costs with HOA fees.

I used to work with whoeselles but now I just pay a few guys finders fees based on a % of the deal size (and sometimes a kicker on my exit)So maybe find a few legit investors and find them deals.

I am working with a few right now and I have signed their proposals but I really want to have them sign a contract that I can drop in the scope, schedule and proposed fees to protect BOTH of us.

I am a active agent and my fees are paid but how can I do my first deal to get my head above water faster?

Here's something that may work for you: Some MLS systems allow brokers to enter what is referred to as  limited service listings (google "flat fee MLS listing" and you won't have any trouble finding one). 

so far i've only found TD Bank out of Albany who runs a prime +1.74 rate, plus annual fee and closing costs. 

Any recommendations that are user friendly with low associated fees?
