If you know any other property owners in the neighborhood who recently completed a sale or refinance they will likely have a copy of the appraisal.Have your realtor pull all the sales comps within a mile or less and start picking the most similar properties in terms of square footage, bed/bath mix, etc.

., Don’t skimp on the lock, use a contractor grade lock, if possible, get the lock installed on the inside of the cage (no room for bolt cutters to open), and make multiple copies of the key.

I would give the seller's agent a copy of the inspection report along with an Addendum to Contract or Cancellation of Contract stating that the inspection findings were unacceptable - and that you are either cancelling the contract with return of your escrow - or if it's okay with you, you will continue provided the seller corrects both conditions and provides evidence of such from a licensed specialist.

Just adjust the wording to match your original FB post and copy/paste it as a reply to all messages about the property and you'll save yourself a lot of back and forth messaging for people who aren't truly interested or wouldn't meet the qualifications.
