My observation is that most investors use cheap, crummy companies that are basically fly-by-night.

The companies that do wholesaling nationwide will either go to the property physically (fly, drive, train etc) and do their due diligence, or they will hire a Bird Dog, or put an ad on craigslist for someone to go and take pictures, etc.Depending on the situation, the seller could also do this for you, but just ensure that they send you photos of everything.

Or will this not fly with the lender? 

Once it starts flying (say over $50k profit left after all expenses) - then you need individual tax planning.

Also, if you live close in Downtown Vancouver you are closer to PDX then if you were to live near Downtown Portland.I highly recommend if you haven't already to fly in and spend a couple weekends in Portland and its suburbs including Vancouver.
