Hello BP community I have been trying to save some money up from working 2 jobs the last couple years and I finally feel like I am in a secure enough spot to try to get into either wholesaling or flipping.

Given that the property is located in a C/C+ neighborhood with a tenant pool that may not be the best, and with many neighbors owning pets, I'm debating whether to replace the carpet with LVP (Luxury Vinyl Plank) flooring from the outset.I have a cat, and while he's generally well-behaved, there's a chance he might pee on the carpet if he feels threatened by other animals (read: if the other animal is inside the same living space as him).

I have had one, and now that I have been taking care of many aspects I feel more comfortable taking care of this myself.

I still feel like investing in vacation rentals can be an outstanding investment, but you've got to score a good deal when you buy, and you cannot be counting on a fresh buy for much, if any, positive cash flow unless you scored a crazy good buy.  

I always feel like he beats around the bush when i ask..

I'm leaning towards the SF home, but my wife is wary of spending that much on a SF home and feels more comfortable spending far less ($200k or less) on a mobile home.

I am looking to get more into the mortgage note business but feel if I can buy properties at a huge discount the create my own notes I would be better off then buying someone else’s note. 

Hearing all these "rookies" who are people just like me, talk about how they started and the risks and hard work they took and put in to achieve success is nothing short of inspiring.

I’m not at the point where I need to hire someone else yet but your post is inspiring.
