For example, if you have a 10-15 year old roof I thought there isn't a point since there isn't much value left to depreciate, faster...If you are holding these properties long term, you might want to just let it ride at 27.5...

In the same fashion, it seems to me, you have tons of online real estate "gurus"/"mentors" giving people the false impression that all they need to do is pull a list, skip trace it, and start cold calling (and just grind hard enough, and not give up), and voila you'll be a real estate millionaire!

It might be possible to get a loan that you can use to buy out the partner but not in the fashion that you described.
