unmetered water is a scam...

Hello all, I'm fairly new to real estate investing and have recently encountered a property in a very desirable area where I'm currently looking to invest.

The admin fee is a scam and not something any non-desperate realtor would charge you. 

If it's a family member, friend, or someone you know from a previous encounter, it's possible they don't have to require investors to be accredited. 2) As far as the 4plex goes, I saw someone mention you needing to put down 25% for down payment, thus your $25k being put towards a $100k 4plex.

FYI- My rental is 1 hr drive for me.Home warranty companies border on scams to me.  

I never anglicized my name and honestly while I have encountered my share of racism I dont think my name ever held me back from any success.

I am looking for some smart suggestions, maybe someone has encountered this already or is currently going through something like this and can lend some advice.Thanks in advance for taking the time to read and reply.VB

Wholesalers bassically attemp to scam an owner of their equity tricking them about the value, you really think they would be honest when advertising rehab costs/ARV?

This is why I'm aiming for more than 4 units for the first purchase but encountering the down payment and experience issue.
