the issue right now is that with both prices and rates high, it is very, very tough to have cash flow unless you're employing some kind of creative and/or hands-on and/or value-add strategy, or combination of strategies. 

The issue is that a train track runs behind it and the vibration is horrible (literally feels like an earthquake day and night).

I think this is a more common objection among higher income applicants who are more vulnerable to and aware of data sensitivity issues.

That way you will NEVER have an issue no matter what the market does!

Given the attic issue and throwing in the water issue (which will continue to be a problem) I'd just scrape and start over and do it right this time.

I personally view it as a liability protection issue and base the decision on my costs to have the LLC versus the equity contained within.

I talked to 6 people this week who went out of state for more cash flow and are dealing with negative cash flow now (properties looked good on paper but maintenance, repairs, capex, tenant and PM issues have caused significant losses for them in reality).

Is the issue your DTI or is the issue that it is a second FHA purchase within 100 miles of your current primary? 

The actual Booking.com site is crap and I have had issues with it, but the integration with Hospitable has not caused me any issue yet. 

And best of all, because of this reason, I’ve never had an issue with collecting rents or vacancies thanks to the location.It really comes down to the location, the team you assemble and your research.
