So all I brought to the table was like $6,500 (plus the deposit on file) on a $110K purchase.Typical stuff you see with 70% of purchase plus rehab costs would have meant more like over $40K with 30% down and closing costs.

The reason being is that CRA does not recognize the LLC as a flow-through entity such as in the US where you can elect to have the LLC operate as a parternship and your earnings taxed at your personal level.

What I meant by currentguidelines i was speaking of the Dodd Frank act.

I meant the number of payments in the terms - e.g 360 monthly payments (which is 30years) or 480 monthly payments (40 years)...etc

Like I said, I guess rules are meant to be broken.  

Jimmy S.Unless you have specific provisions to the contrary in your lease, I would say the tenant can reasonably assume that the washer was meant to be part of the property he rented and therefore will be repaired by you when it brakes.

While grammatically incorrect, it may be in the eye of the beholder as to its meaning.I'd think they meant the property was unseen. :)

He was by there 10 days later for something else and rather than calling a plumber they had elected to use a 5 gallon bucket in the bathroom.
