So all I brought to the table was like $6,500 (plus the deposit on file) on a $110K purchase.Typical stuff you see with 70% of purchase plus rehab costs would have meant more like over $40K with 30% down and closing costs.

The reason being is that CRA does not recognize the LLC as a flow-through entity such as in the US where you can elect to have the LLC operate as a parternship and your earnings taxed at your personal level.

I meant the number of payments in the terms - e.g 360 monthly payments (which is 30years) or 480 monthly payments (40 years)...etc

Jimmy S.Unless you have specific provisions to the contrary in your lease, I would say the tenant can reasonably assume that the washer was meant to be part of the property he rented and therefore will be repaired by you when it brakes.
