I would recommend buying properties with solid systems since you will be OOS and also roofs HVAC's and etc... eat up cash and will slow down your BRRR plans.

Or should I just let it go and eat the cost?

I would be lying if I said I wasn't trying to make a sale because at the end of the day, that's how I eat.

It's only a matter of time before they screw up or get tired of doing the job for peanuts.You can save 6.5% each month and in two years a mistake is made that could cost you $10,000 and eat up every penny of "savings" over the years. 

I make good money working in tech, so could eat these costs, but I'm unsure if this is the best idea to rent it.

And of course, don't draw too much from it so that it eats away at your potential gains on your next property.I love talking about split entitlement for VA loans and also advising active duty and veterans on how to utilize their benefit to the max.

I just dont know where to start disputing this, if it is with the plumbing company first, with the HOA/MC who authorized the additional fixes, or just maybe eat the cost and try to put an insurance claim under my rental condominium policy if i can. 

Considering the extensive rehab, there seems to be potential for a lot of unknowns during the rehab that would eat into my profits or wipe them out entirely (like major unexpected repair items, overages in current budget, or increased holding costs as my renovation scope expanded or progress gets delayed...which is bound to happen at some level).

Hiring a management company when all they do is eat away at your profit and take advantage of you. 

That said, there is nothing wrong with answering the phone, responding to emails, doing research online while your kids are playing, eating dinner, doing homework, taking a nap, on a slide at a playground while you are sitting on the bench, still sleeping at 5am while you are enjoying your first cup of coffee, etc.
