In short: the growth of existing property prices seem to be slowing down, however there is a housing crisis and they need to build around 3mil homes by 2020, therefor land banking seems to be the way to go!

You also have to remember if you invest in an area where there is growth/demand, then the cap rates tend to go down hence raising the value of your property.Can anyone else chime in on this?

Short sales are filled with too much emotion and paperwork.Wholesaling, I would liken this too exept I dont have to drive around town looking for properties, just look at what banks have to offer.I really dont want to be bothered with Renting properties , although I do have it in my plan to hold on to a acquire a couple LO or sub2 for long term.To get started here in REO I planned to get a private money loan, last choice is hard money.

Great job United Van Lines.We got to CO (Lamar) on Wednesday late afternoon and fiinished the drive on Thursday, we were both kind of beat form all the "stuff' leading up to the closing and moving.Anyway we were in our house by 3:00PM and enjoying ourselves.Looking forward to seeing everyone at the get together on May 5th.all cash[/code]
