The dryer works like a charm, the washer....unless I can fix it, RIP.I am thinking of keeping the coin op dryer for my tenants and buying separate ones for myself (electric is wired for different units, I pay for all water).I'm unsure if I want to go with a coin-op washer, or even coin-op in general.  

It seems like I chose a desirable area to live and around the time the reno should be done (week of Oct 2nd) I may expect to have a tenant that week or the week after.This place was bought with hard money, 20% down.

I agree that hard money is probably a good way to go.

I’m not sure if I would be able to transfer the ownership to a new LLC if purchased with a line of credit or even put into an LLC once refinanced.Rehab:For a first deal, I don’t want to go too crazy with the rehab.

If its a desirable property and they are busy, they can blow you off.

Other than answering questions and taking you on showings, there is little work for me (most investors don't even want to go on showings, even better for me!).
