I bought the property at a Sheriff Sale and typically the flips are just a few months so I often don't even record the deed until the time of the sale.I am wondering if the fact that I have not recorded the deed is what prevents him from filing the lien (or maybe he was denied by a judge or was just bluffing).

There is more trouble figuring your ratios after any adjustments if you have adjustable rate loans, and computing equities to determine the down payment required, maybe an hour, hour and a half more in work.It is human nature to put off what takes longer to get something else done quickly that makes money and close deals, but ten weeks is negligence.If you go in yelling, they'll just deny the loan on an excuse, you won't win doing that, like their loan concentration to one customer.Go in and ask to actually see your loan file.

When issuing insurance to a brokerage insurance companies have them fill out a form saying what percentage of business will be regular sales, short sales, REO, construction, property management etc.If a company lies to get a lower annual premium when a claim happens and E and O company investigates they will DENY the claim. 12% fee sounds like you have a property in a rougher area which is common to be more expensive due to collection efforts.
