These things sneak up on you, and if god forbid something big happens like a busted pipe in the water line, you can't leave your tenants hanging for months while you come up with the money for a repair.

I wouldn't make all the toilets 0.8 gpf since there are concerns with not using enough water when flushing sewage all the way down older cast iron pipes to reach the street although it is rare to hear about.

I'm not really focusing on the San Diego market due to high prices but really just want to get some experience while not being a burden.I live about an hour north of San Diego and the commute can be brutal which got me thinking about trying to find something flexible I could do after leaving work in the San Diego area while either waiting for traffic to die down or just crash on the ship for the evening.

If everyone in the neighborhood has a chain link fence then just leave it for now.But it also depends on what other things may be needing repair... if you have other big ticket items that will need repair then I'd focus your money on those first before worrying about the fence.
