I currently have 2 pending offers on the first 2 properties but no inquiries as of yet on the third one, which lead me to my question: Should I go with a HELOC?

It's a pretty broad question but I'll give my thoughts.  

(I would question it since the main home is not renovated) what are the chances that they did everything right on the ADU but didn't have the funds to do the home… hmmmm doubtful Make sure they have the permits (call the city and see if they have permits on file). 

For a few of them I'd ask follow up questions-ie for the person who broke the lease and is moving-why are they moving? 

(Mobile, Al) The two banks I tried to see what the numbers would be regarding a cash-out refinance, they only do 75% of the purchase price + construction cost and not 75% of appraised value that I’m used to.I did try a DSCR refi, and after several paperwork being submitted, credit score ran, appraisal bought, only to have my numbers change before signing the docs for closing-so that was a dud.My question, who do you know that’s a reputable Union or bank that’s doing at least 75% of appraised value?
