I decided hey, why not do this for other people too?

As an investor, I've allowed people to stay in my property if they built a fence on the property (single family) and/or if it is kept leashed outside of the unit and I don't get any complaints from other tenants (multi-unit). 

I have looked into a few ways to start off but would like to connect with people who are having success and can walk me through how to start.

I would appreciate anyone who might help me work through this, but please only people who have read the book and understand Dave Meyer's concepts and teachings.

Several agents have told me they are required to send it out whether they have other offers or not and most people add at least a few thousand to their offer.

I think they mainly help people determine if unpermitted additions can (likely) be made legal or not, but seems like they could be useful in your situation as well.  

Would appreciate good sound advice/wisdom and mentorship from trustworthy people in the MO area.

I am passionate about real estate investing and I am particularly passionate about commercial, small multifamily, single family houses, apartments, notes, condos, mobile home parks, self storage, wholesaling, development, short-term rentals, flipping, rentals, BRRRR, and house hacking.Outside of real estate, I enjoy helping fix the financial goals towards retirement, help people looking for health Insurance, Life Insurance and annuities.

Typically about 75-125 people in the room and probably half or more own or manage rentals. 

-I hear condos are now charging outrageous amount of money for association fees and costs and people are selling their properties on account of this.
