Think about how long this will take, and I believe your son needs to renew his lease before this would actually take effect meaning he would be locked in a lease and be required to fulfill or break his new lease and deal with the consequences.2.Find out about the male friend and use whatever information you can to your advantage in pressing for an eviction or cutting off the funding stream that is currently paying the mortgage on your unit which would then allow you to press for an eviction.I don’t know what the timelines are in Florida for eviction but they don’t happen overnight generally meaning that this could drag out for a long time going the eviction route.

Because my duplexes are not demanding top tier rent then there is little risk to default from not being able to rent my units, which is the life blood of rental income......being able to consistently have occupied property, producing predictable, reliable, steady income.

The few times Ive seen it implemented by someone I know has either been on a property that was hard to move, or where the owner wanted a small stream of income instead of a lump sum to avoid a big chunk of taxes.
