The letter is simply to let them know I am interested in buying their home and to hopefully get some more information/see what is owed to the bank.That’s all, I was just trying to get a head start before the bank takes this property over or it goes to auction.

And due to older house-trailers are often, not finance-able, through ordinary lenders; in the last crash in U.S. real estate, as it played out here in Idaho, the good buys on house-trailers on lots, were not through realtors, but through quick sales, done in weeks, cash-only, or through auctions.

Here in Texas, you have to give the trustee the funds immediately after-sale or they will just auction the property again.Right now I am finishing refinancing a property that I bought for $141k and the lender is going to give me $144k back to get the next one.

Auction- potentially going near 1 million, but 35 days closing with a nonrefundable 100k ( I wouldn’t want to go over 1.2 total with buyers fee 8% ) Me personally - net worth 1.2 Liquid- 400-500kBanker- 700k - I have a good relationship with my banker, but I have trouble collateralizing 700k.
