I disagree with your statement of being able to collect rent on evictions but perhaps you have had more luck. if they are evicted, they most likely owe a lot of people $. if a check arrives in the mail, have a party otherwise, move on.

Time I arrived at the fire, the fire department was standing around along with RedCross and the tenant, getting things sorted and the fire put out.For #3, & #4, yes there are rules, the lease is rules, like changing filter, not disturbing the peace.

And the downside has arrived.1. 

I had a fire last year at one of my properties and arrived at the site.  

I used certified mail to send a 60 days lease termination notice to tenant, the mail should arrive one week ago, but today when I check status online, it still shows in transit, so I called the post office to ask why, and get answer that the certified mail needs signature from the receiver, and when there is no person at home, mailman just leaves a notice at the door and ask them to pick up letter in post office.

If they could only come up with the deposit, I'd take that, and tell them I'll exchange the key for the prorated May rent when they arrive on May 15th.So, just write up the contract as if it begins May 15th. 

The tenant then saw bills arrive, and did not pay the bills and kept this knowledge from me. 

I called 911 and Police arrived but due to these lax Texas laws towards the tenant, they could not offer any help.
