Some landlord/tenant laws that are so anti-landlord that they border on the absurd, such as a tenant being able to sue their landlord on the 1st day they move in for lead poisoning, when they obviously could not have had that lead poising from your property.

Hey @Dylan Bennett, definitely get it out there on Facebook marketplace and Craigslist.... yes, unfortunately there are scams out there.... but it shouldn't be a problem if you have a tight market.

With all the new regulations  with scam calls what dialer is working best for you or not working? 

Unfortunately, one common scam that is used by PM's now is to put a poor quality tenant into the property intentionally since PM's often collect either the full months rent or half a months rent to start the lease.

He is scamming both you and the tenant.

You will probably need cooperation from the PM to find this out and get the information to make a report for fraud, and the police may not do anything beyond taking the police report, but if your original tenant was a scammer, they are going to scam again, and the police report with the scammer's name on it, even if it not prosecuted, will make it much more likely that the next time the scammer does it (and they WILL), they will be prosecuted. 2.

Curious - with everything that is going on in NY, and the anti-landlord sentiment held by the state, governor, legislature, and residents - do you feel it is worth the risk to buy and hold?

Emergency declaration anti-gouging laws can be a problem as they limit rent increases to 10% the time the emergency was declared.
