Most importantly Any other opportunities to generate Additional Income Streams?

They are all cash flowing but I did show a loss on rental income for tax purposes (still trying to figure out if that's smart or not).Any advise would help.

I have near 800 credit score, more than enough to put a substantial amount down, no debt (except owing $700 for a iphone and cc balance I could easily pay off), and am a financially responsible individual, just in the process of generating more income.

If I were you, I would look for a property in your price range ($250k or so) that you can live in + generate rental income.  

If the answer is indeed - active and want to deal with tenants, that I'd advise to follow @Anthony Gayden advie and get into multi-family!

All the podcasts advise that you should offer something in return for advice. 

Especially with this latest issue.I won't go into all the details because I could write a novel with it, but basically they threatened with lawsuits, our lawyer doesn't think they have a case but advised to offer them their some money(rent) just to get them out because it will most like be cheaper than going through lawsuit.
