We've done a lot of work on our rentals, hired contractors and vendors for help, advertised for tenants, screened them, signed rental paperwork, and handled A/R and bookkeeping.

I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.

All of that should confirm you're getting what was advertised.

I have enough cash to buy two out right, but I wonder if its better to leverage my money and buy seven or eight, so that if I get stuck with a bad home I have many others that support the bad one.

Rather advertising free utilities, you stipulate you will send them a bill each month on the overages to be included in the rent.

Let the current tenant know you are not in a position to help support her without the two bedroom voucher.When or if the time comes that she is late with the rent then follow the necessary procedures.

The more support from investors, the less likely this will be seen as a nonissue, unfortunately.
