@Nikki ClosserI’ve bought several deals over the years from investors that did fine when they were local but saw their properties go down hill fast for a variety of reasons (bad managers, lost touch with local market, etc.) after they moved out of state.

I offer my experience based on MY 1031 exchanges for discussion and thought provoking only.Most people do not use a 1031 exchange for many of their transactions for a variety of reasons. 1) There is a cost of doing a 1031 xchng that you do not have with other transactions.

Exact ROI can be tricky to calculate I believe because RE ROI incorporates a variety of factors such as purchase price, rehab, loan pay down, appreciation, cash flow, exit strategy etc.
