You'll need at least some reserves.What you want to find are hard money lenders, and/or private money lenders. 

I set up a Corp in the fall prematurely (with the intent of private investors) , cost a few grand but now I have it and I can keep it until I’m ready for that.

Not impossible though.I have private lenders who loan small amounts like this for a year at a time, but they have reasonably high risk tolerances and a whole lot of trust in me as a borrower.

I don’t drive many miles a year I’m a truck driver that is only home 3 days a week.

Provide self-directed IRA funds in the form of a note (private money) and find like minded flippers in the same situation with IRA money to invest to then fund my flips. 

Typically if a duplex is in an area with lots of other rental properties it may sell lower than an area of single family homes with mostly owner occupant homes, so location may also be the driver behind the value differential.
