No taxes have been calculated for 2013I'm not able to find any indication that the property has been foreclosed.No one has opened probate.I would think(please correct me if Im wrong) that the register of deeds would still have it in the decedents names as well until the property is sold?

The rural areas works very well for us due to the availability of land and the ability to readily create sales volume without the need to hunt down rehab deals constantly in the (sub)urban areas (though we expect to continue with that as well).We plan to begin construction of two homes in mid-January, and all indications suggest that we will have buyers already in place.

I know you will think, oh well, when things get old I will just sell and let someone else worry about it, but if you note, experience investors here frequently indicate that a potential buyer check on the remaining lifespans and adjust their price accordingly.Besides the above, high rent property and low rent property do not fit the model as well as mid-range rentals.

If you are only able to save $400/mo right now that seems to indicate that you're not exactly rolling in cash flow from the properties you already own.Real estate is a get-rich-slow kind of thing, at first.
