I've found that it's hard to monetize these 'improvements' but that like any other amenity, the overall package that you offer may be more attractive and result in a lower vacancy rate.

When you have hundreds (or thousands) of units under management, its hard for the management company to follow up daily with unpaid rent and leave discretion to leasing agents (along with discrimination issues and landlord laws).Most BP members treat their residents professionally and with the utmost respect and words like "training" are not part of the equation (but processes, rules, and communication are a part and are clear).

@Elizabeth Wilson We have found that if we are able to get the short sale packages completed by the homeowner and submitted to the lender at least 4 weeks before the auction sale date there is a decent chance the lender will put the foreclosure on hold and review/initiate the short sale.

Hi Everyone,Thanks for reading, would appreciate your insights on my current needs.I just sold a property in mid-may and i have 120k of equity and at least 100k of a loan i need to 1031 exchange.I have been searching in Texas and Indianapolis with a preference on indy for cash flow.I found a seller who's selling a package of 5 duplexes and 3 sfh's for about 350k (meets my exchange criteria) I can't find a lender who will lend on this type of a package.

BUT, honestly, the hassle of leaving work to do showings, dealing with CO and inspection crap, following up with people, preparing pretty marketing packages, weeding out serious buyers, reviewing offers, dealing with the other brokers, staging or advice on de-cluttering that you wouldn't see on your own, professional pictures, etc. etc. ...I would work with a broker 100x over just to have those burdens taken off me.
