Does anyone know of just as good a way to learn about this business without spending so much money??

If this is a house listed through MLS, it used to be that the amount was paid for by the seller...but rules in the US have been changing lately. 

This is an expense you want today, that will save you a ton of time, money, mistakes, frustrations later.

For this particular deal, we put down 55%.

What made you interested in investing in this type of deal?

I manage around 400 residential rentals.

AS a HML I have seen this play out with investors that drink the sub too coolaid and are simply not financially capable to handle issues when things go sideways.I have also personally bought over 100 sub to deals in my career..

Macon, GA, has plenty of potential for this strategy, especially with its affordable property prices and rental demand.

@Chris SeveneyI do want to minimize liability considering I intended to have multiple properties under one LLC capped at 10 just because somewhere along the line I was told this is good practice.
