So for the past few months I have been putting adds online and on neighborhood apps for Lawn Care and Odd Jobs Worker.

The property is in a smaller town where water is a flat fee (not metered for the property - shower once per year or water your lawn everyday - same cost). 

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Artificially tampering with a market driven economy simply does not work.    

When you've started getting properties in an area, build relationships with your PM, your suppliers (electricians, plumbers, lawn companies, bankers, etc).  

I am looking for anyone with STRs in the Grand Rapids area that might have recommendations for a cleaning company, handyman, or lawn service company.

If you force a capitalization rate as a demanded return you have one valid, but artificial variable.The only other known value is the present value if you accept the asking price to begin with.

A landlord might well mow the lawn and remove snow, and just not thing to include that.
