You may also want to hook up with local seasoned investors that you could partner up with on deals.

I personally don't want to sell it back to her as it needs no repairs and is sellable for $125k conservatively as is (picture an older couple who turns their car mats upside down to not let them get dirty and takes care of their house the same) ;  the sell back price would be $90 k so obviously them moving on makes the most sense to me but terms have to work for them as well if I want the deal or if I want to keep a clean conscience.

I have a couple older landlords give me a break on seller financing.The lease option deals never entertained me because I always wanted to own the asset.

Regarding "turnkey", I'd suggest a more seasoned set of eyes to look at the place.

Generally speaking, our buyers can't go FHA due to title seasoning issues, and conventional lenders usually won't let assignment deals fly, so we we're reaching out to see if anyone could connect us with a friendly lender who will allow 0 day title seasoning.

At the very least, I'll see how a seller reacts to that for experience's sake.If successful with that approach, I can wholesale it for $10k to a seasoned cash buyer with enough money to handle rehab on their own, so they'll have a nice cash-flowing rental.Feasible?
