Hello all,I closed on a house many of our investors passed on due the street and potential worries about the area (I'm a broker for a wholesale brokerage, so this was one no one else wanted), so I'm going to follow through with it myself and keep a log of it to see how it goes.  

In particular, the house I'm advertising is right across the street from a high school.

While a decent street in a decent pocket, it's near some rougher areas and I don't think there are any reasons to believe it will not run true to the %50 rule at the least.Good luck.Cliff

South of a certain street, or west of another and you are looking at different values.

What if for example the city decides to change the width of the roads on that street and they take the property by eminent domain.  

The whole half of the street backs up to these power lines and theres families and tenants all over. 

Park a few blocks up the street for free in Long beach. 

I called on a 2br 1ba for rent with less square footage with just a street over and despite having a sign in the yard the property had already  rented for $985. 

There's actually already a Cerner campus across the street from there (I work for Cerner as my day job).
