I'm on this website looking to build connections and to gain wisdom from experienced investors.

There is a lot of wisdom in diversifying in general, don't get me wrong.

I wanted to touch base 6 months after the Strategy Properties transition and see if there are others who can share wisdom/tips/suggestions.We are still owed a lot of money from Autumn Property Management/Strategy Properties.  

The house was truely in need of a match.My wife, in her infinite wisdom, told me, just put it on the market, fix it up as you have time, but just get it out there.

I read the great book, "Who Not How", recently, and in respect to the wisdom of the book I'm landing right here to ask this question!

That is not conventional wisdom though and it doesn't scale easily so that's why I buy multi-family I just expect it will have higher expenses.I haven't had college students much as renters but the ones I have had are treated just like other renters, it's a 12month lease and if they want to leave for the summer it's up to them to cover the rent somehow.On financing, I'm long past the traditional methods so I am pretty much just using commercial financing now.
