Most investors have their agents already, it'd be unlikely they'd trust/go with a brand new agent.

Where I live in Florida, payment is due the next day... in cash or certified funds.  

Many of the people here on BP unfortunately do not understand how to evaluate risk - because if they did they would not be doing a lot of these creative finance deals we are seeing that include having to borrow for the down payment because they have zero liquidity.

Good afternoon everyone, I am looking to purchase non-conforming multifamily in the Essex County, NJ with a 5% owner-occupied down payment.

The calculations I ran had an 8.5% rate (poor timing on my part)First moving part, paying down your mortgage early allows for more of your monthly payment to go to equity pay down rather than interest.

I have a 2.99% 30 year fixed I would do a lease option or mortgage wrap with for someone with a $480K down payment.

Should we sell, we would be starting all over again with some good experience and cash in hand for another down payment or cash purchase in another market.

Has anyone performed a Rent to Purchase financing with their buyer, as opposed to seller-financing where a deed of trust and a promissory note is issued to the buyer?
