(purchase price was 550k) How did you find this deal and how did you negotiate it?

I keep hearing that umbrella insurance is cheap but I don't find that being the case. 

everyones input here is helpful, and thank you all for your contribution. i did find a buyer at 1.9M, but the seller is stalling. i do not think this deal will happen.

Any suggestions on how to find a good installer for this?

He is not comfortable finding a tenant on a timely basis. 

Cost of securing the collateral is much more expensive here and foreclosures can be troublesome.
