I recently purchased a property to flip in Joshua Tree, CA.

Create a super cool outdoor area for campfire and maybe unique chairs like tree stumps, logs, etc. that are permanent and more interesting than chairs.

I did get a tree removed that was growing over the house and causing mildew to grow.

Beyond that, some of his strategies might be effective however, I would definitely start becoming familiar with other strategies.Example: If your income is based off of debt/equity, he is not going to be your cup of tea.

I also rent to many people in transition - buying a house, insurance issues - where trees have fallen on their homes or fires.   

Doesn't seem like my cup of tea because I don't intend to exit my first couple of deals within the same year.Let me know any thoughts or if there's another entity that I should consider!

We did PVC, cultured stone, tree.  

.- Make sure any plants, trees and other vegetation that surround the pool are low maintenance.

My last purchase between the Palm Springs / Joshua Tree area was for $800k and $120k remodel and furnishing, will do $220k a year gross rents (I was hoping for more like $300k but the market has changed bigtime, like many).These larger properties have more overhead, I would encourage you to set your sights higher, especially in this market environment of diminishing prices and lower occupancy.Sounds like you have properties that cost $630k purchase (plus some upgrades, furnishings, furniture, etc, expenses) that gross $8k a month. 

There is no unity of look or income in both areas, unless you count the trees.
