It's a great place to invest in rental property (unless you refer to the BP headline study on best/worst cities to invest in).If you are looking to get owner occupied, 30 year financing then 4-units is as high as you can go.

They're likely just taking an average of all the other rentals in the area and then presumptiously putting that on yours, but you need to take into account the biggest factors that effect why people want to book a vacation rental, and from a lot of independent studies it ranked in order.1 Location2 Space3 Amenities Provided4 priceSo while joe schmoe down the road may be listing his him at $90 he has a worse location, smaller space and poor amenities, airbnb wont know that.
