I would sell the property to your mother in law (for $1 or whatever) and call it a day.If your mother in law wasn't in the picture, you could try and seller finance it to a neighbor if no one would pay cash for it.The costs of maintaining and mowing the lot could prove quite burdensome over time.Good luck

Just another piece of information:An investor (also an RE broker) told me that he had done extensive studies on Virginia Beach and Outer banks NC and concluded that those were not good condo markets for investments.

I would agree with @Bill Gulley that the finance portion of the business is readily available to study and develop using the skills you already possess.That said, I believe the way to develop proficiency in a trade is to apprentice.
