My parents are older and if something happens that I need to buy them out, I can refinance the one duplex that doesn't have a note on it.

I don’t want to buy something that needs too much work, something that is just about move-in ready besides for small cosmetics.

However, if your objective is to find something reasonably priced with the goal of investing, condos are generally not the first choice.

Hi all,I am currently house hunting for my first home in the Aurora, CO area and am interested in finding something with a finished basement that I could create a separate entrance for (assuming one doesn't already exist) and rent it out to tenants and make a dent in the mortgage payment given this high interest rate environment.

I say that because it is something you can get in and out of (if done correctly) within 6 months.

So either send an addendum cancelling the lease and keeping the funds as termination fee, or at least get something in email etc agreeing to that, and then move on with relisting this.
