I purchased for 136k and seller paid my closing costs.

I don’t doubt that coaching is worth it to scale up quickly but might be good to do a lower cost options and buy a duplex or two at a minimum if you haven’t done so already.

But ends up costing them more.  

I'm cautious about flips given the materials cost in Hawaii, but trying to manage it from the mainland where I currently live (though i'm considering moving to Hawaii to live in a multi-unit I may own).

Competition is high and operation cost is high .My property is in California, so wanted to get ideas from owners who were in my shoes.Any suggestions appreciated.Thanks.

There is many unnecessary structures that have a lot of cost associated with them.

Thats my conern the risk portion of it but I do have to invest the money otherwise my healthcare costs will eat it up and I dont want that.

Hi Tahreak, You have to be just as careful purchasing new builds, many of the homebuilders I noticed sometimes cut corners and you might have more maintenance related costs than expected.

SCE saying if the 2 new meters go on the same building then it’s gotta be a whole new panel upgrade which would take it to 400amp and cost $80k plus.  

Search Engine Optimization (SEO) is the key, and that will take a tremendous investment that likely will cost more than the reservations that you get.For an individual, self-managed property, you are pretty much wasting your time; the major channels are paying Google tens of $ millions per year to dominate the rankings.
