I am looking to find some hot and upcoming Neighborhoods in Atlanta for me to start rehabbing or using the BRRR method.

On a side note: What is your favorite book for a beginner real estate investor? 

The difference is simply on the investing side, and the capacity to invest beyond just the public exchanges.

Every one of those people have full time jobs, their STR is something on the side. 

I have a two flat on the west side of Chicago that has seen a jump in value since I purchased the property 2 years ago. 

@Logan Gill @Aaron Tobler is correct - this side of the Rockies is excellent for outdoor life.

I pay the electric bill for 2 attached homes and charge it back, but the bill skyrocketed (hot San Diego summer - $771 for 3 months). 

The one side was heavily smoked in, and they share hvac ducts.

The North has been the desired area to many investors for a while now, but I am seeing many investors shift focus to the downtown and near East Side areas as point of entry has risen in the North and appreciation has slowed. 

I'm not looking to nit-pick the finer details of maximizing ROI so much as I am looking to hear from people who have used this strategy and to find out the up/down-sides of it.Thanks for the thoughts!
