You should connect with a realtor and get access to the MLS.Real estate listings on zillow, trulia, realtor will not be as reliable as what is found on the MLS(or equivalent).Properties on the online sites may have already been sold.Furthermore, properties just recently listed on the MLS may not show up on the online sites until after a couple of days.

@Scott Shope Fannie Mae do not have any lower loan amount restrictions there are so many banks who can refinance on lower loan amount.You can get long term amortization on conventional loan.

Hey @Tasia Larri,Another way is to use FHA 3.5% down to buy 2-4 unit and house hack and it is fewer restrictions on where it must be located.
