I'm planning to have ROI, rents, cashflow, expenses, debt service, repairs/maintenance, return on equity, appreciation (I think this works over the long-term, kind of hard to predict in the short term especially with what we've seen in the last few years, but I usually conservatively estimate this anyway at 2%) and return on equity.

I mean you cant release properties and leave the dogs. thats what banks worry about.In your case you will have to see if they will negotiate a new release number for you.. this usually requires an apprasial etc.

I wouldn't exactly call them wrong numbers, but it does require a little more detective work to track down your target if the only number you can get to pick up is a work number or a family member.
