I don't know all the facts here so I'll refrain from actually giving advice but you will want to have something documented and look into maybe an assumption agreement, so long as it is not precluded in your original loan documentation.

Continue with the education, but I would also say to look into local investor meetings.. the members will likely be happy to help you with some documents they have used locally in deals and a bit of guidance.

Recently Louisville Section 8 has been awful, and investors are fleeing the program, as they fail you for everything.This house failed inspection in February, (its now late June) and owner has not received payment since Feb.

There wasn't a need to have robust documents, just what was needed for a note and deed of trust to secure the investment.Selling to an owner occupant, I would definitely let the MLO take care of everything.
