Personally I prefer to sit in a mortgaged property that is getting paid off and lock in a low-interest rate.

It's not a great time to buy for investment purposes, unless you have a ton of cash to help carry the property while it sits vacant.

Experience is the best teacher, but you don't want to learn the expensive lesson on your first deal, which would handicap you.I can sit here and type out pages and pages of this stuff, but nah....

From what i noticed driving around the neighborhoods, it seems like a lot of the homes just needs polishing, and what's great is that the properties are sitting on so much land!

Portfolio lenders tends to make underwriting decisions in real life sitting around a table as opposed to letting computers calculate borrowability for them, and most of them won't lend to non-local borrowers.
