For one thing they often have pretty smiling girls an the set, and for another;  I am always looking to learn something if I can.My short-version assessment is:  it's entertainment and not reference material.

No issues.If the seller's property isn't free and clear, use a Sub-To and obtain title.You can have issues having a lease-option with repairs or rehab required as you'd need the owner's consent and willingness to work with you, a lease doesn't give you owner's rights to encumber a property by contractors or material suppliers, at least cleanly nor might you be able to obtain permits and insurance coverage may be more difficult.....so get title.Stay out of jail and don't get creative in financing without expert, (non-guru) advise.

With tax time approaching I began looking through last years receipts and am realizing just how much I have spent on building materials. 

It seems like every flip you use different materials, why is that?

My humble opinion after being on BP a bit and reading a lot of material:If you have1) Good common sense.2) The ability to read and absorb material.3) Are self motivated.4) Have decent math skills.Then you don't need a guru or class or best techniques training.
