Hello, I currently flip homes and I'd like to start buying rental properties, is there a current formula I should live buy when barrowing funds to purchase?

It's been nice to build different plans and seeing how/when the addition of more rental properties plays out in reaching my financial goals.Just wanted to share, thought others here might enjoy it too!

Also anyone have insight on excess taxable income regarding the above and private lenders?
