Like @Michael Plante said, she's already paying maybe 6% to her listing agent, you not getting a Realtor only leaves more of that money in her agent's pocket for having an easier time negotiating with a non-professional.

Hello Bigger pockets.

I watched a webinar the other night by bigger pockets and the presenter showed a buying houses for a low cost (75,000) and renting for about 1000 USD.  

There appear to be many fixer-upper type of homes in Arden-Arcade that might be perfect for the BRRRR strategy from Bigger Pockets.

After that I have been listening to Bigger Pockets podcast and reading Real Estate books.

I've been a renter in three very different parts of the country (San Diego County, Miami, New Orleans) and, if a potential LL had told me I needed to pay a commission to their agent to rent the place, I would have looked at them like they had 3 heads and quickly moved on.I have heard of this kind of thing in places like NYC.
